Project Overview

Ebury SW1 is a landmark residential development located in the heart of London’s prestigious SW1 postcode, encompassing Belgravia, Chelsea, and Westminster. This distinctive collection offers 1-, 2-, and 3-bedroom apartments, as well as 3- and 4-bedroom duplexes, meticulously designed with dual-aspect living spaces. The development features four garden squares, providing over 2.3 acres of public outdoor space, designed to support well-being, encourage social connection, and connect residents with nature.

Challenge

In high-rise residential constructions like Ebury SW1, addressing thermal bridging is crucial to enhance energy efficiency and prevent condensation issues. Additionally, compliance with stringent fire safety regulations is imperative, particularly for buildings exceeding 18 meters in height. The project required a solution that could effectively minimize thermal bridging while meeting or exceeding fire safety standards.

Solution

To meet these requirements, the project team selected TekTherm™ AK-FR structural thermal breaks, supplied by Thermal Breaks Ltd. This material was chosen for its exceptional properties:

  • A2 Fire Rating: TekTherm™ AK-FR is designed to be A2 fire-rated, complying with Building Regulations Approved Document B for use in buildings above 18 meters. It has been independently tested and meets A2,s1,d0 classification.
  • High Compressive Strength: Ensures the material can withstand substantial structural loads, making it suitable for demanding applications.
  • Low Thermal Conductivity: Provides excellent thermal insulation, effectively reducing heat transfer between conductive building elements.

Implementation

The TekTherm™ AK-FR thermal breaks were strategically installed at critical junctions throughout the building’s structure to interrupt thermal bridging paths. This integration was seamless, thanks to the material’s adaptability and the collaborative efforts of the construction team and Thermal Breaks Ltd.

Results

The incorporation of TekTherm™ AK-FR structural thermal breaks contributed significantly to the building’s energy efficiency goals. By minimising thermal bridging, the facility benefits from reduced energy losses, leading to lower operational costs and a more sustainable footprint. Additionally, the high compressive strength of the material ensures long-term structural performance, aligning with the development’s commitment to excellence in construction and sustainability.

Conclusion

The successful application of TekTherm™ AK-FR at the Ebury SW1 development exemplifies the importance of innovative materials in modern construction. Thermal Breaks Ltd’s contribution played a pivotal role in enhancing the facility’s thermal performance, demonstrating the value of integrating advanced structural thermal breaks in large-scale projects.
